Perhaps the lads were not only trying to destroy, but to create. Through the destruction of the apartment, they wanted to see what would be created from it's ashes.

As for your "spot", you have yet to learn that many many people (be they slackers or artsies or just random students) make that spot their spot. You may be fighting over it, because it is one of the nicest places in the building and it, as a spot, belongs to many people.
